A fully furnished room, all utilities are included, access to unlimited wifi internet use of our common facilities.
Rent is due every month in advance. To pay rent you can do a bank transfer. Alternatively, payment can be made at the reception desk by Credit Card or Cash. Any payments made with most cards will incur a 2% merchant fee (Amex is 3%).
The security deposit is equivalent to four weeks’ worth of rent.
Your security deposit and rent are separate payments. You are required to pay rent in the specified way up to and including the date of your departure.

To accept this offer you will be required to pay the first month’s rental and for any additional service options that you choose. Before you move into UniLodge Carlton, a bond equal to one month’s rental will be required

We have letterboxes behind the reception desk and accept letters and parcels on your behalf. Reception will contact you when we have a parcel for you to pick up, otherwise feel free to call pass reception and check your letterbox for any mail for you during office hours. Please note there is a restriction on the type and size of parcels we can accept.

Moving rooms are subject to availability and will incur additional charges.
When considering the premature termination of your stay, it is your responsibility to:
Give advance notice of 4 weeks
Continue to pay rent as per the agreement until the new agreed departure date. We will refund any monies owed to if your rent is in credit.
Pay a cancellation penalty of 2 weeks rent
In all cases, a departure cleaning fee applies.
Beds are designed a little higher so you can put luggage under them however there is no additional storage outside of your room, if you have items that you wish to store you will need to contact a local storage service provider.
There is no phone in the room. For Internet, the provider can be contacted at anytime if you are having issues with the connection of your internet and have been through the troubleshooting guides.
Yes we have unlimited WIFI at this property and wireless internet through the building.
You need to leave your room clean and tidy in the same condition as when you arrived, ensure all personal items have been removed and report any damage that may have been caused during your tenancy. This allows for a speedy security deposit resolution. UniLodge offer a prepaid service for departure cleaning to assist residents.
We will send you an email for your bank details to start the process of refunding your security deposit. Please note that this process will take up to 10 business days from the time that we got the full details required to process the refund.
The owner (via UniLodge), can try to recover all or part of the bond at the end of a tenancy if the tenant or resident:
or their visitors have damaged the property
has left and owes rent (rent in arrears)
has abandoned the premises
has left you to pay bills they should have paid
there are cleaning or repair expenses that exceed normal ‘wear and tear’
items that were part of the agreement are missing.
Landlord’s insurance does not provide cover for the tenant’s possessions. It is strongly recommended you take out contents insurance to adequately cover your possessions.
